How to get the most out of your Garage!

If you’re fortunate enough to own a home with a covered garage, you know how handy it can be to store things like sporting equipment, tools, off-season tires and boxes of holiday decorations. But if your vehicle is permanently parked outdoors because your garage has become a disorganized catch-all for countless boxes of unused items, it may be time for an intervention.

Heading into the fall, this is the perfect time to clean and organize your garage. Ideally, your garage can be a place where only necessary items live and everything has a home. Most importantly, it’s where your vehicle can be parked, away from extreme cold (and extreme heat), inches of heavy snow and thick layers of ice, which is an inevitability during Canadian winters.

Follow these helpful tips to get your garage in order before the cold weather hits!

  1. Set aside a reasonable amount of time (you’ll probably need an entire weekend) to purge and clean out your garage. Categorize items by those you will keep, donate or sell, and toss.

  2. Once your things are organized, give the garage a proper cleaning. Sweep and wash the floor and wipe down the doors and walls.

  3. Everything from tools to golf clubs to household items should have their own designated spot, and proper storage solutions are imperative to maintaining an organized garage. Measure how much space you will need to park your vehicle and safely open the doors.

  4. Once you know the depth you have to work with, install appropriate shelving or cabinets for organized storage. Keep items in clear bins on the shelves for easy access and safe keeping. Install wall hooks or peg boards to hang things like shovels and hoses. If space is limited, use overhead storage racks to keep items you don’t need to access often. Do your best to keep items off the ground to avoid water damage.

  5. Remove any items that should not be stored in a garage, like old paint, propane, unsealed food items that can attract animals, or important paperwork that can be destroyed by moisture.

  6. To ensure your garage stays clean and organized, make a point to ‘spring clean’ the space at least once or twice each year.

Stay in the habit of parking inside the garage. If you know the space in the centre is always occupied by a car, you will not be tempted to fill it up with miscellaneous items. Plus, parking inside can actually extend the life of your vehicle by protecting it from the elements.

"I don't need staging...My House is already nice"!

It’s a common misconception among some homeowners and even Realtors that a beautiful home doesn’t need any help before it is brought to market. I have worked on all types of properties and have seen them in all different states. That includes multi-million-dollar luxury homes with beautiful high-end finishes.

With these homes, it is sometimes the small things that matter: such as removing a few pieces of furniture in order to better highlight the space, or repositioning some pieces to create a focal point or adding a few finishing touches that update the look and feel of a room. The point is, there is always room for improvement in any space. What professionals like me have is the ability to look at any space from the perspective of the buyer and know how best to impress them in how we showcase the property.

In our current market, which is still very much a sellers’ market, I still see clients who don’t think professional staging is necessary. I’ve even had some people comment that the staging business must be slow because houses sell so easily, staging can actually bring you more $$.

This is because those who invest in staging understand the true magic of marketing, positioning and differentiating. Home staging is not an inexpensive investment, and some people understand the significant financial benefit that it can offer.

When a property is well-prepared, makes a great first impression to many potential buyers, is priced appropriately and marketed well, the result shows in the sale.

Building wealth through investment properties is surprisingly high among young Canadian homeowners

Canada’s housing market is facing an affordability crisis affecting everyone from new Canadians, to young professionals with large student loans, to first-time buyers struggling to get on the ladder. But of those young Canadians fortunate enough to enter the housing market, whether on their own or with financial help from parents or relatives, a significant number of them have decided to invest in multiple properties, likely hoping to take advantage of growth potential in the country’s housing market. 

“Young buyers are looking to capitalize on the real estate market by investing in a property that will appreciate over time,” said Karen Millar, sales representative, Royal LePage Signature Realty. “I have many younger clients who have purchased condos or smaller homes for as little as $300,000 outside of Toronto, in areas like Guelph and London, where the rental market is very active among students. Parents of students in Ontario’s university towns are also taking advantage of the local rental market, purchasing a property – often times with multiple units – for their children to stay in while studying and also as a source of rental income from other students.”

A recent Royal LePage survey, conducted by Leger, revealed that 18% of homeowners aged 18 to 35 in the Greater Toronto Area, and 14% in Greater Vancouver, own more than one property. Based on data about homeowners in the regions as a whole, secondary properties in these two cities are more likely to be used for rental income, at least some of the time.

“Younger Canadians are sitting in the driver’s seat of their own futures,” said Caroline Baile, real estate broker, Royal LePage Sussex. “They are very business savvy, and have a clear idea of what they want their retirement years to look like. Young people today put a lot of emphasis on work-life balance. They want their money to work for them, and they recognize that investing in real estate has the potential for great returns. While so many young Canadians struggle to enter the real estate market, those fortunate enough to do so, whether on their own or with financial support from their parents, will reap the benefits in the future.”

According to the survey, 16% of homeowners aged 18 to 35 in the Greater Montreal Area own more than one property. 

Roseline Guèvremont, real estate broker, Royal LePage Tendance, noted that younger buyers are becoming more and more interested in owning property, whether to improve their quality of life, to generate new sources of revenue, or to have new experiences.

Canadians are taking their housing affordability concerns all the way to the ballot box in this federal election

For the second time in less than two years – which have been largely defined by an ongoing global pandemic – Canadians will head to the polls in a federal election later this month. While campaigning will last a mere 36 days, there has been no shortage of electrified discussion among engaged voters in the first few weeks of the campaign. 

When asked if a candidate’s position on tackling housing affordability will influence their vote in the September 20th election, 40% of Canadians answered yes, according to a recent Royal LePage survey, conducted by Leger. That number increased to 57% among respondents aged 18-34. 

Housing affordability, along with climate change, the economy and a COVID-19 pandemic recovery plan, has emerged as a top election issue for many Canadians. This comes as no surprise, following a record year of price growth in nearly every market from coast to coast, leaving more and more young people feeling locked out of their dream of homeownership, and many middle-class Canadians unable to afford a home in the city or town they work in.

84% of Canadians are concerned that, with rising home prices, an increasing number of people in this country will never be homeowners. 

So how do we fix that? While first-time homebuyers’ incentives help prospective purchasers achieve their dream of home ownership in normal market conditions, the housing affordability issue we are facing can only be tackled by increasing supply.

“In this election, Canadians are demanding ideas, answers and a commitment to address the nation’s housing supply and affordability crisis. The growing housing deficiency in this country is one of the great threats to our prosperity as a people,” said Phil Soper, president and CEO, Royal LePage.

All three major federal parties have made addressing supply a key part of their campaign platforms in an effort to address the ever-strengthening voices of concerned Canadians. The big question is whether or not the elected party can execute quickly on those promises. 

Niagara Housing Stats from 2019!

The Niagara region saw yet another gain in price in 2019. The region as a whole was up 13% with an average home price of $459,394.
The outlook for 2020 looks very positive again. Unit sales and average price will show the plus sign throughout most of the year.
Lower to mid range price points are getting most of the attention. Anything in and around $300,000 will be the most competitive with investors from out of town. This sector saw about a 35-40% of buyers from out of town in 2019.
The Niagara region also saw huge growth in the luxury market in 2019 with record sales over the $1,000,000 mark. The Niagara region sold 146 homes over the million dollar mark these homes averaged 3000 sqft in size.
The other important stat to talk about is the Unit sales, this again was up 4% from 2018.
So all in all we had an amazing year of growth here in Niagara and 2020 looks like it is shaping up to be another great year! We are seeing many cranes in the air building some awesome projects as we start 2020.

Winter Winefest 2020!

One of my favorite events of the winter is Winter Winefest in Jordan Village. This event takes place the 2nd weekend January starting on Friday evening. Last year close to 11,000 people enjoyed the festivities! Over 20 Wineries and Restaurants show off their best fare for the 3 day event. 

Winter WineFest is a FREE event! However, they do have some ticketed events such as the Ultimate Dinner and Icewine Brunch, The Dillion’s After Party, Icewine Seminar and the Barrel rolling competition. 

The main street is blocked off for all the fabulous vendors so it’s easy to navigate from stall to stall trying spectacular food and wine. One of my fav’s from last year were homemade marshmallows being roasted over the fire. You can also keep warm with all the wood fire pits placed around the area. 

Wellington Court resto always puts out some amazing chilli or stew to keep your hands warm.

Well with the latest win by the Toronto Raptors aren’t we all just feeling that much more Canadian right now! The 2Million plus that participated in the Raptors championship rally in downtown Toronto was something that has never been seen in this country!!! Simply Amazing!

Rennie Park

To conclude the night, Port Dalhousie Lions Club will begin fireworks at 10 p.m. from Henley Island. The public can enjoy the show from Jaycee Park or Rennie Park. Henley Island will not be open to the public.
