The Documented Approach to Selling
No one knows your home like you do and I want to get the story behind it. That's right I want the story! I need to be able to tell the story of your home when selling it to potential buyers and their real estate representatives. Selling and buying homes is a very emotional business if we tell the story of the house we are then able to implant some emotions into the buyers that come and look at your house. People are born to be interested in other people, and we all know people are certainly interested in other peoples homes...Hence the amount of people that walk to open houses...lol.
So now we have the story, what's next? Well, I take a good tour of your home inside and out, marking down all the good, bad and the ugly (we all have some ugly). It's all about getting you the best result possible right? So this process might take some extra work and a little cash to make your house stand out from the rest. No one house is the same, so my approach is a value driven approach not a price driven approach. Most agents will compare your home to all the homes sold in your direct area and give you a price based on the average. What if you could get $10,000-$20,000 more than the house next door? Happy right?
It's not that hard, it just takes a little bit of work.
Statistics show, 90% of home buyers will look online to begin their search for their perfect home. My number one priority is your home looks phenomenal online, I only use professional photographers that understand how to make the picture tell the story. I have a huge online presence and use Social Media to drive that. From my online Show Niagara Communities to Facebook live its what sets me apart form the average sales representative.
The process of Buying a home
Investing in Real Estate is one of the most significant decisions you will ever make. You have worked hard for your money and now want to the make the best use of it. That is why finding the right agent to help you make the right choice is so important. I am going to assist you in purchasing your biggest asset ever! We need to have a connection, we need to fit. I always meet buyers for the first time at my office to go over the process and to get that connection started.
We need to discuss some personal items during our first meeting like your finances, what is your comfortable spend? Have you spoke with a mortgage broker? Have you paid your personal taxes? How is your Debt? I always say "It's not about the price, it's about the monthly payment" So, let's figure out what you can afford on a monthly basis including, Mortgage, Taxes, Utilities, R&M, Buying Furniture, Lawnmowers and keep in mind a down payment to get you started.
So the search begins...We have all heard the saying Location, Location , Location. So where do you want to live? This also goes along with your budget of course, we have to be realistic about this part of the process. Having more than one location or sub district of the area you want to live in helps as well. What kind of house did you want to live in? what is on your wish list? what is a deal breaker?
Here's how it works, I take all the criteria that we spoke about and put into our listing service. So when a house is listed that meets your criteria it is emailed to you immediately. I say you don't really need to surf MLS.ca any longer, but you probably will.
Knowing the current market
Currently the real estate market in Niagara is very fast paced and the relentless demand for homes in the region continues to drive up prices. Recent data for the region is striking and shows robust sales and price increase are relatively consistent through out the region.
Why you may ask; Supply and demand tops the list — there has been a recent decrease in new listings and an increase in Buyers. Locals and out of town buyers still see Niagara stias a lower average sale price compared to other areas an some purchases are for investments. More and more people are looking at Niagara as not their first choice for retirement as well as people who’ve grown up in Niagara, left the area, and are now moving their young families back here, thanks to flexible work hours or schedules in their GTA jobs.
This is where I come in. In a hot market like we are currently in, bidding wars can be tough on buyers. But you could end up with a whole big pile of buyers remorse if you think you paid to much for the shinny new kitchen and hate the rest of the house.
